
RURAL DEVELOPMENT
Cheriton sits between two rural/residential subdivisions on Cheriton Road. The estate's southern slopes overlook the Gingin town site. The land title runs to the centre line of the Gingin Brook; the other side is township.
Preliminary engineering feasibility suggests that a successful subdivision would require access to the Gingin town centre via an extension of Mortimer Street. Secondary access is already in place via Cheriton Road.
CONCEPT PLAN
A plan developed by the owners suggests a country lane following the brook from town all the way to the waterfall and the Cheriton dam, which is rich in birdlife and native vegetation. Sections of Cheriton's riparian vegetation are in near-pristine condition environmentally. Planners imagined block sizes that match current Gingin township configurations backing on to the brook with larger blocks on the hillsides, but no subdivision application has been made and the land is currently zoned Rural.Preliminary engineering work found no incipient hurdles to development.
TOURISM
The property operated for five years as a high profile tourism destination and the district has a considerable shortage of tourist accommodation.There is an opportunity for a winery, health retreat or eco-tourism business here, an hour's drive from Perth.
